Cuartel de Ballajá Restoration Project

Project Overview

MFS Construction (MFS) provided professional engineering and project management services throughout the design phase and all related tasks, such as collaborating with the agency on the bid and contractor selection process to achieve the final delivery of the required scope by the State Historic Preservation Office (SHPO). The planned construction consisted of historical restorations and repairs to the Ballajá building block and its surroundings.

Project Details

MFS developed the architectural As-Builts for the entire Cuartel de Ballajá. MFS carried out all the necessary procedures, to the corresponding government agencies for their evaluation and approval, and obtained Construction Permits for all the project tasks.

MFS developed, submitted and processed the Request for Proposal (RFP), which included the Statement of Work (SOW) for contractors for the following tasks:

• Repair of Exterior Lime Plaster

• Removal and Replacement of 54 Exterior Hanging Aluminum Lamps

• Restoration of the Green Roof Systems

• Repair and Replacement of Exterior Windows, Doors and Storm Shuttles

• Removal and Replacement of Floor Tiles

• Wall Repair and Painting Works of the Cuartel de Ballajá and the Soportal Plaza

• Replacement of Parking Elevator

• Repair of Fence and Banister

• Replacement of Elevators Ballaja

• Repair of Stain Glass Windows

MFS provided a full-time Field Inspection who attended weekly meetings for each task performed. MFS also managed the time/schedule of the project, ensuring no double work, and appropriately coordinating with the different contractors.
