Project Details

The rehabilitation involved meticulous planning and execution across multiple disciplines. The existing conditions were carefully assessed to secure the work zone and ensure safety measures were implemented, including proper signage and protective barriers. The demolition phase began only after utility disconnects were verified, ensuring minimal disruption to the site’s daily operations and preserving its historical features.

The fire alarm system was modernized with the installation of new fire alarm controls, surge protection, and devices, followed by rigorous testing and inspections to ensure compliance and functionality. The mechanical system was upgraded by removing outdated boilers and piping, which were replaced with efficient, modern systems. The new copper piping was installed strategically to remain concealed from public view, preserving the aesthetic and historical significance of the estate.

Electrical distribution systems underwent a significant overhaul. Temporary power was established during construction, and outdated panels, wiring, and devices were replaced with a new main distribution panel, antique replica lighting fixtures, and updated wiring. All systems were thoroughly tested and inspected to ensure reliability and compliance.

The automobile turntable was rehabilitated with attention to its historical significance, including preserving damage caused by Edison’s children as part of its legacy. The process included cleaning and repainting steel components, installing new floor jack assemblies, and replacing the inner and outer rim edges to restore functionality. Careful measures were taken to protect the site’s existing features throughout the process.

Budget and schedule adherence were managed with precision. MFS developed a baseline construction schedule and provided regular updates to stakeholders, ensuring transparency and proactive risk management. The team utilized a 4-week lookahead schedule to coordinate submittals, outages, phasing, and other critical aspects, ensuring seamless execution.
