Project Overview

MFS Construction (MFS) provided general contracting services to the General Services Administration (GSA) on behalf of the Department of Homeland Security for a project including repairs and renovations to a warehouse used mainly for parking and radio shop repairs, currently occupied by the United States Secret Service and owned by the Port Authority.

Project Details

The project focused primarily on interior improvements, such as demolition work, the installation of multiple pre-fabricated structures to be used for special storage needs, and resealing and restriping of the existing floor. It also included various mechanical upgrades, such as the addition of ceiling fans and air-conditioning units, and the replacement of all interior lights, were also included within the scope of work. In addition to interior improvements, the project also featured some exterior work; all metal cladding on the outside of the building was replaced, and the warehouse roof was resealed in order to mitigate leaks from existing skylights.

The GSA also utilized MFS for design/build services for the project. The design/build portion of the project revolved around the design and fabrication of the structures to be placed inside of the existing warehouse. MFS was responsible for coordinating with the structure manufacturers, as well as the mechanical, electrical, plumbing and fire protection trades, in order to ensure that the structures functioned efficiently and as specified. MFS delivered designs that passed a rigorous review process by the GSA and Port Authority of New York and New Jersey (PANYNJ), which ultimately resulted in successful fabrications and installations.

During the construction phase of the project, MFS provided in-depth coordination with subcontractors, as well as with project stakeholders, in order to ensure the timely progression of the project. MFS provided full time, on-site certified personnel. Construction inspections occurred daily in order to verify that work performed was in compliance with project plans. MFS also delivered photo documentation for each project milestone prior to, during, and after completion, as well as photo documentation prior to commencement of the project and following substantial completion.

MFS further coordinated with the GSA and the Port to execute a close-out program that focused on project punch-list completion. Specifically, MFS presented the owners with close-out support services in the forms of as built preparation, final punch-list walk through, and general release. Close-out services performed ensured that stakeholders were afforded a quality final product, following a successful construction finish. MFS managed all project documents and correspondence via a web-based document control system, with all documents yielded to the clients upon project completion.
